Blanding & Monticello, UT — 2026 — The Gorden Group announces the successful sale of A1 Storage in Blanding and Monticello, Utah, in a transaction led by Darsh Desai, Commercial Advisor, and Jeff Gorden, CCIM and President of The Gorden Group. The two-property self-storage portfolio sold at full list price, with an offer secured before the properties were formally introduced to the broader market and several backup offers received at or near full asking price.
The transaction demonstrates the depth of buyer demand that can be generated even for self-storage assets in smaller, rural markets. The Gorden Group leveraged its self-storage network and targeted outreach to identify qualified buyers early in the process, allowing the seller to achieve full value while divesting non-strategic assets from their portfolio. Rather than relying solely on broad-market exposure, the team created competition before launch and maintained multiple backup buyers throughout the transaction.
Both properties offered strong fundamentals within their respective southeastern Utah markets. A1 Storage in Blanding was approximately 97% occupied, while A1 Storage in Monticello was approximately 83% occupied. The owner-managed facilities provided the buyer with established cash flow alongside opportunities to create additional value through professional management, revenue optimization, operational efficiencies, and future property improvements. The portfolio also offered the advantage of acquiring existing self-storage assets in markets where new construction can be difficult to justify at today's replacement costs.
For the seller, the transaction provided an opportunity to exit non-strategic holdings while achieving the pricing objective established at the beginning of the process.
"Darsh and The Gorden Group team made it really simple to sell our storage units in a very small market," said the seller. "We were able to achieve full list value before going out to the full market and had several backup offers at or around full list. There are not many brokerages who would work in a market as small as Monticello, Utah, to sell storage."
Transaction Highlights
"Smaller markets require a very targeted approach because the buyer pool isn't always obvious," said Darsh Desai, Commercial Advisor at The Gorden Group. "We were able to identify serious buyers before the properties reached the broader market, secure a full-price offer, and maintain several strong backup offers. This transaction is a great example of how the right relationships and self-storage expertise can create competition and deliver full value for an owner, regardless of market size."
The sale further demonstrates The Gorden Group's ability to connect self-storage owners with qualified buyers throughout Utah and the broader Southwest, including assets located outside major metropolitan areas. By combining industry relationships, targeted marketing, and an understanding of self-storage operations, the team helps owners position their properties to capture full market value while navigating the transaction from initial valuation through closing.
